How to estimate my property?

A useful way to estimate a property’s market value is to compare it with similar recent transactions. Kucing’s Heatmap gives you direct access to the past 24 months of private residential transaction data from URA and public housing transaction data from HDB. Please note that Kucing does not provide official property valuations. Unless you engage a qualified professional (licensed appraisers, SISV-Accredited Valuer or Corporate Valuation Firm), online “instant valuations” should be treated as ROM estimates only, as they may rely on incomplete assumptions or produce inaccurate results.

What are “ID Verified” and “Owner” Badges

Badges are used as a pre-screening help, to save everyone’s time and ensuring you’re off to a good start.

  • ID verified Badge: To help keep Kucing safe and trusted, user identities are verified early in the journey.You must be ID Verified before you can post a listing or interact with others. Once the identity check is successfully completed, an ID Verified badge with a blue check mark will be added to your profile.The verification process is automated and may be completed via Singpass, where available, or through any approved eKYC solution. Kucing takes information security and personal data protection seriously. We have implemented an internal Data Protection Management Programme in line with Singapore’s PDPA.
  • Owner badge (Optional): In a standard property transaction (Rent or Buy), It is important for Tenants and Buyers to have confidence that the person listing the property is authorized to do so. As an owner or RES, you may choose to provide your Property Ownership Information (POI) to help strengthen trust in your listing. Property owners can access their own POI for FREE through SLA’s portal using Singpass, at https://app.sla.gov.sg/inlis/#/POI

    Please note that any document submitted on Kucing is used for platform verification purposes only and does not replace the checks carried out by property agents, lawyers, conveyancing professionals, financial institutions, or the relevant authorities during a formal property transaction.

How does Kucing help verify profiles and listings?

Kucing uses several verification steps to help keep profiles and listings trusted. Users must be ID Verified before they can post a listing or interact with others. Verified users receive an ID Verified badge with a blue check mark on their profile. For listings, owners or RES may choose to provide POI.
While Kucing takes steps to reduce fake profiles and misleading listings, users should still carry out their own checks before entering into any transaction. Suspicious profiles or listings can be reported to Kucing for review.

How many photos and videos can I upload per listing?

Every listing plan includes 1 cover photo, up to 10 property photos, and floor plans. Paid plans also allow you to add 1 video, helping your listing stand out and give potential buyers or tenants a better feel for the property.

Are my information’s safe?

Kucing is designed to protect your privacy while helping users build trust. Your unit number is not shared with prospective home seekers. Uploaded documents, such as POI or Myinfo details are used for verification purposes only and are not displayed to other users. Instead, Kucing may show verification badges to indicate that certain checks have been completed, without revealing the underlying documents or sensitive information.

Do I need to share my personal details with other users?

No, you do not need to share your personal contact details with other users unless you choose to do so. In line with Kucing’s Safety & Security Policy, key interactions can be managed in-app. This helps keep personal information such as your mobile number and email address confidential. You share your PII with Kucing for account, verification, and platform purposes only. Other users will only see the information that is necessary for them to interact with your profile or listing.

As a homeowner, am I allowed to use any Property Agent service in parallel for my listing?

Yes. You are free to engage a property agent (Real Estate Salesperson) in parallel with using Kucing. If you appoint an agent to market your property, the agent should use their own Kucing account to post and manage the listing. This helps ensure that all interactions remain clear and transparent. You should only work with an agent you trust and whose services match your needs.
